Residential tenants typically provide a more stable source of rental income, ground-floor retail tenants are often willing to pay a higher rent.  So financing of Mixed-Use properties has to take into account the revenue potential of both types of tenants. The mix of uses can cause the values of two different buildings in the same area to be quite different.  Comparisons, aren’t so simple.

At Marques Direct, our experience with mixed-use property financing helps us see the potential that others may miss.  We have loan programs, such as Flex Term, which are geared specifically for easy qualification and the flexibility to remain in a loan for up to 30 years.

The Flex Term loan is asset-based.  So the loan amount is based on the revenue-generating potential of the property.  Our ability to evaluate the tenant mix and the value of mixed-use building helps us help self-employed investors and small business owners when others can’t.
